Business Lines of CreditAt least several times per week, I get asked about how to get business lines of credit ESPECIALLY since the lenders are tightening up these days. Now, when I am applying for credit, I’m not too picky if it comes in the form of a credit card with courtesy checks or an actual line of credit.

I’m not too concerned about interest rates because I’m using them for a tool. Certainly, the lower the interest rate, the better, but if I have to get a card at 15%, I’ll take it. I won’t carry a balance on it or use it unless I come across a deal that I simply must use the card for and it makes sense.

Some people may wonder why I don’t fight for great rates, and I definitely try to get the best rates I can, but I’m not accumulating business credit for the sole purpose of maxing out my debt :-0! You see, I want to have as MUCH money available to me at any given time in case the right deal comes along and I need immediate cash OR in case I need some extra funds to grow my business.

Finding the “Right” People…

NetworkingI just spent the last week with my “mastermind” team, or my network of people that help me grow our business. And while I was there, I lot of questions came up about referrals, partners, etc. Now, this wasn’t a “real estate” group per se, but we definitely share our resources.

On the plane home, I got to thinking about networking in real estate. There aren’t as many mastermind groups out there. Plus, the cost to enter can be out of reach for many (this one cost me $16,000). So, I thought that since we’re just getting going into 2008, now would be a great time to evaluate our businesses and who’s on our team. So, I decided to post this article..

Short sales get dealt with just like everything else in my life that even remotely smells like stressful labor; they get delegated. Outsourced. Sub’d out. Avoided at all cost. The purpose of this article is to encourage you to do the same.

I drove through neighborhoods looking for abandoned homes. I worked morning, noon and night and ran from house to house chasing anything and everything. This past weekend, I attended one of the biggest Internet Marketing seminars in the world. I could go on and on and on with ideas that I had that apply to real estate… like how to use video on your real estate sites, processes that can streamline the lead generation, and on and on and on… (I’ll be sharing some of these new ideas with you over the next few weeks)

But, I want to share with you a conversation that I had with a friend, mentor and a brilliant marketer who happened to be teaching how to use audio and video on your websites… I told him that I recommended his program to several people because he makes it SO easy… Then, he said something interesting to me that made me think.

He said, “Heather… it really is simple. You see, people can complicate anything! It’s like telling someone how to drive a car. It’s not complicated at all. Just open the door. Sit down. Turn the car on and put it into drive. But, people always make things harder than they need to be… They start asking thinks like ‘which door should I open – the left or the right?’ or ‘Do I unlock it with a key or click the button’ and on and on we go. Twenty minutes later, we’ve still not even been able to get into the car.

I liked that analogy because it applies to real estate. There are really 5 things you need to know – or steps – when it comes to real estate.

Building Your Real Estate Team

Real Estate AdvisorWe’re often inclined to think that we can handle it all in our real estate businesses, especially in the early phases of the business. There are 7 key people that you need to have on your team… I realize it’s a balancing act because you’re often faced with balancing the financial aspects of a new business with finding the right people. However, the cost of NOT getting the right advice can be crippling.

My very first partnership was with a long time friend. We’d attended some workshops and trainings, asked an accountant and attorney we knew what we should set up for the business entity, and ultimately set up a basic corporation with an s-election. We weren’t real clear on what we needed it for and were primarily looking at the tax beneifts. Well, from a tax perspective, we did alright, I suppose. But, what we didn’t factor in was what was going to happen when we inevitably wanted to go in different directions.

We were warned by a good friend and mentor early on. He said, “Partnerships will only survive as long as both people need each other. Once either one is able to stand on his/her own, the partnership no longer works.” And we, of course, said, “Yeah, but we’re different.” (more…)

Partnerships: Beware!

PartershipsI can remember back years ago when I was getting started in real estate with my first business partner and long time friend. We heard the warnings. We read all the horror stories of partnerships gone bad. And then… we decided that we were different and our situation was “different”.

You see, we’d been friends for years before, had started several different businesses together and had lived and worked closely for the past 5 years. So all those bad things that happen to other partnerships surely wouldn’t happen to us.

Plus, we were going to make sure we did things right! We were going to set up a business entity. After going back and forth from attorney to CPA; LLC to S corp, we eventually settled on the S Corp. It was cheaper and since we couldn’t find any conclusive reason not to, we dove in and were now 50/50 partners in our own business.

A few years later after our adventure began, we found ourselves in litigation and in an ugly battle! So, why did things take such a turn for the worse?
