I’d worked for all my life.

Sell A House Fast - How to Find Potential Buyers!

Sell A HouseEverywhere you turn, there’s a media frenzy stitched with doom and gloom about the real estate market.

Sure… we’ve all heard it… It’s a buyer’s market! But it seems like buyers don’t want to pull the trigger… they’re “waiting” to see if we’re truly at the bottom of the market. They’re waiting to see if the feds drop interest rates again. They’re waiting to see if there’s a better deal around the corner. The point is… they’re waiting! And what you have a house to sell, it’s the last thing you want to contend with! You want a ready, willing, and able buyer to put a contract of your property and show up to closing!

The good news is… that buyers (in some markets) are starting to get the picture. In fact, just in the past 2 weeks, I know of 2 stories where people lost out on a home because they thought the selling side was calling “bluff”. The key is to really have a deal that a buyer simply can’t refuse.

Here’s a simple strategy to get a flood of potential buyers through the door and potentially have multiple offers on the table in no time at all. Vacation Rental Exit StrategyI know that rule #1 in real estate is not to get attached to a piece of property! However, when it’s your own home, the rules change! And that’s what happened to me.

I bought my home in Coral Gables back in 2003 and absolutely fell in love with it. It was an old spanish home with unique architectural elements and it was absolutely perfect for me. In fact, it even had a converted carport that I used for my office so that my work didn’t creep into my entire living space (as it has in my new home!)

In 2005, I bought another house… This time, in West Palm Beach a block from the water. The house itself was not my dream house, but I loved the location. I could even put my own sailboat in the water at the end of the street (which I never got around to). I decided to move to West Palm Beach because I was doing more real estate in the area and didn’t want to keep both houses as active residences. I did go back and forth for the first 18 months and just didn’t want to do it anymore. So, I rented it for just about a year and a half. (more…)

Business Lines of CreditAt least several times per week, I get asked about how to get business lines of credit ESPECIALLY since the lenders are tightening up these days. Now, when I am applying for credit, I’m not too picky if it comes in the form of a credit card with courtesy checks or an actual line of credit.

I’m not too concerned about interest rates because I’m using them for a tool. Certainly, the lower the interest rate, the better, but if I have to get a card at 15%, I’ll take it. I won’t carry a balance on it or use it unless I come across a deal that I simply must use the card for and it makes sense.

Some people may wonder why I don’t fight for great rates, and I definitely try to get the best rates I can, but I’m not accumulating business credit for the sole purpose of maxing out my debt :-0! You see, I want to have as MUCH money available to me at any given time in case the right deal comes along and I need immediate cash OR in case I need some extra funds to grow my business.

NetworkingI just spent the last week with my “mastermind” team, or my network of people that help me grow our business. And while I was there, I lot of questions came up about referrals, partners, etc. Now, this wasn’t a “real estate” group per se, but we definitely share our resources.

On the plane home, I got to thinking about networking in real estate. There aren’t as many mastermind groups out there. Plus, the cost to enter can be out of reach for many (this one cost me $16,000). What Are You Thankful For?

ThanksgivingIt’s easy to get caught up in the “stuff” of day to day life. It’s easy to get overwhelmed, fed up, frustrated and scared from time to time. But every now and then, it’s great to stop yourself and think about what you are thankful for in life.

I remember - it must have been 10 years ago now - I got a journal-type book from Barnes and Noble and began to use Oprah’s idea of “The Gratitude Journal” and every single day, I would force myself to come up with 5 things that I was thankful for. It sounds easy enough, but after about day 5, you run out of the obvious. You start REALLY digging deep for things that you are thankful for.

But beyond that, something happened internally! I began to really BE thankful for everything and I stopped taking things for granted. I started looking at all the people that were important in my life and rather than going from generic statements like, “I’m thankful for my mother,” I started getting specific. “I am thankful for the encouragement my mother gave me to get started in real estate”. That’s when I really began to appreciate everything on a deeper level.

So… in the spirit of Thanksgiving, I encourage you to post your comments to this post and write 5 things that you are thankful for in your life. Then… share them with the people that you are thankful for when you’re sitting around the table with family and friends! (more…)

Finding Buyers In 2007

Times they are a changin’.

Whereas in 2005 finding a buyer for your wholesale deal was as easy as Alyssa Milano in Poison Ivy II, we are now faced with a much more challenging predicament. I have personally coined this annoying situation as “Reality.”

“Reality” sucks. We all know this. Normally I can effortlessly bend it to my will, but it’s actually putting up a pretty good fight this time. You see, what I want it to do is put things back the way they were a couple years ago. A couple years ago, if I so much as sneezed I would have rehabbers (buyers) lined up around the block thinking that was a secret signal that “the deal was in,” or something. Here’s a typical scenario from “back in the day” (which was a Wednesday by the way):

Rehabber #1: He sneezed. It’s on!

Rehabber #2: Oh hellz yeah. It probably has at least $9,000 of equity in it just like the last one. I’m paying cash.

Rehabber #37: You guys are idiots. He has a cold. It doesn’t mean anything (as he secretly shimmeys his way closer to me while butting everyone else in line).

Rehabber #1: How do you have that much cash?

Rehabber#2: I refinanced my house and pulled the equity out. Duh. Where does anyone get money from these days? Idiot. I bought my house in 1999 for $125,000,and it just appraised for $750,000. I did a 125% LTV cash out re-fi with negative amortization at .0027% APR so my payment is only $1.75 a month. They wrote me a check for over $600,000. Cool huh? Have you seen my new boat? (more…)

Real Estate Going Green?

Going GreenWhen we were putting together the latest issue of the Real Estate Rant (www.RealEstateRant.net), Brandon recommended an article on “Going Green”!

I didn’t pay much attention to it because I didn’t realize just how much momentum the topic had gained! (So, with my tail between my legs, I must concede that he was on to something…) And because of that, I decided to write a little something on the topic with the Live Earth concert on 7-7-07.

Last night, I was watching the Live Earth concert and I was blown away by the magnitude of the event.

Plus, I learned lots of little tips that allow me to contribute my own small part towards helping the environment. These tidbits piqued my interest so I started to doing some research just to get a grasp on how big the “green” movement is.

Just go to Google.com and type in “green real estate”. There are 81,700,000 results at the time I’m typing this email… WOW!

So, why the sudden interest? Perhaps it was fueled by Al Gore’s inconvenient truth. Or maybe the rising costs of energy. Or possibly… that residents of planet earth realize that our resources are limited.
